I saw this movie, it was very good. However I would not recommend it to those that like to talk…you know the type, they ask you to go to the theater then they talk throughout the movie, while you’re trying to enjoy the movie! This is one where you must pay attention, or you’ll miss the subtle clues!

Well as you may have noticed, I’ve not undated this blog in awhile. Many things going on, and I’ve been experimenting with other technologies. Facebook, Twitter, LinkedIn, etc. So mostly, I’ve been tweeting instead of blogging.
But hey, now I’m back again! That’s all that matters right? So I’ve decided to make a concerted effort to try to do both. I don’t like being too pushy, and therefore, I try very diligently not to bug people too much. So, I kind of hang back and observe people.
Well today I’m making it known to everyone that I am available to notarize documents, from a Power of Attorney for Health Care, to loan documents for a much needed refinance, and everything in between.

I’m Officially back to work…Come to my Open House

Well, today was the official kickoff for Summer Registration for City of Torrance residents. The demand was too great this morning and the online registration site had crashed by 8:10 a.m. Never fear, the staff was on the ball, and had the system up and running again by 9:30 a.m. However, the demand was so great that the lobby of the West Annex was filled with people waiting to get registered. With wait times as long as 45 minutes, they were holding numbered cards with triple digits. Wow! From what I overheard from another prospective registrant it was equally crowded at the Cultural Arts Center.
It was so hectic, that you couldn’t get through by phone, fax, or online…unreal! Determined to get registered for summer activities for my son and myself…I drove over in person! Hey, I know from experience that the desired classes fill up fast, and a waiting list was not an option! We did that last summer and it was NOT fun…we got registered, but the stress was unbearable. I needed to keep my son occupied, and myself as stress free as possible, because I was already in a difficult escrow situation at that time.
Well today, I arrived this morning at 9:30, and was quickly assisted by a young man named David; after I had explained to the supervisor that I had been trying to register online since 8:10 a.m. By 9:40 I was back in the car, mission completed! I was a happy woman. Now I could concentrate on my real estate business.
I would like to publicly thank the staff of the Registration Office at the West Annex, and let them know they are doing a great job. Their service is greatly appreciated. So parents, if you’re looking for activities to keep your kids occupied during the summer…DON’T MISS THE BOAT. So, again you can register by phone, online, fax, mail, and in person. Non-resident registration begins Tuesday, June 1. Office hours are 8am-5pm for the West Annex, and 9am-4pm for the Cultural Arts Center. Online registration is 24/7.

This Weekend: May 22nd, 2010

Okay people, we have a couple of things going on today!
First of all there is a pretty decent sized Yard Sale going on at a private residence on Madrona just south of Emerald across from the Torrance Civic Center. It appeared they had some pretty fantastic stuff because they had a large crowd.
Next, today there is a Swap Meet taking place at West Torrance High School. Come out and show your support of our neighborhood high school.
Lastly, today at 2pm at the Katy Geissert Civic Center Library, the Monthly Movie Presentation for today is Invictus.

C.A.R. is sponsoring SB 1178 (Corbett) to extend anti-deficiency protections to homeowners who have refinanced œpurchase money loans and are now facing foreclosure. Most homeowners didn’t know that when they refinanced they lost their legal protections, and now may be personally liable for the difference between the value of the foreclosed property and the amount owed to the lender. SB 1178 will be voted on soon by the entire Senate.
One can™t help but think, œWhen is enough, enough? Banks have already foreclosed upon a family™s home and now lenders can continue to hound them for additional payment. How much more money can today™s families afford to pay when they™ve already lost their homes and most likely their jobs? Are they never to have the opportunity to begin again?

Background
California has protected borrowers from so-called “deficiency” liability on their home mortgages since the 1930s, but the evolution of mortgage finance requires that the statute be updated.
Current law says that if a homeowner defaults on a mortgage used to purchase his or her home, the homeowner’s liability on the mortgage is limited to the property itself. The law has worked well since the 1930s to protect borrowers, ensure the quality of loan underwriting and allow borrowers who are brought down by financial crisis to get back on their feet.
Unfortunately, the 1930s law does not extend the protection for purchase money mortgages to loans that re-finance the original purchase debt — even if the re-finance was only to gain a lower interest rate. Recent years of low interest rates have induced tens of thousands of homeowners to refinance their mortgages, yet almost no one realized that by re-financing their mortgage to obtain a lower rate, they were forfeiting their protections. These borrowers became personally liable for the balance of the loan.
C.A.R. is Sponsoring SB 1178 because:
· SB 1178 is fair. Home buyers, and lenders, entered into the purchase with the idea that the mortgage would be non-recourse debt, and that the lender would look to the security (the house) itself to make good on the debt if the borrower cannot. It meets the legitimate expectation of the borrowers, who have no idea that they are losing this protection by a refinance. Home owners didn’t know that their refinance exposed them to personal liability, and new tax liability, on the note. It would be unfair to allow a lender, or someone that has purchased a note from a lender, to pursue the borrower beyond the value of the agreed upon security.
· SB 1178 is consistent with the intent of the original law and simply updates it for modern times. Current law was intended to ensure that if someone lost their home to foreclosure, they wouldn™t be liable for additional payment. Since the law was passed over 70 years ago, homeowners refinancing from the original loan to lower their interest rate has become a commonplace. The 1930s legislature didn™t anticipate how mortgages would change over time.
· Lenders could pursue families to collect this œdeficiency debt years down the road. Under current law, lenders have up to ten years to collect on the additional debt after a judgment has been entered on the foreclosure. Years after a family has lost their home, they could find themselves in even more financial trouble. Lenders could even sell these accounts to aggressive collection agencies or even bundle them into securities. The end result would be banks who didn™t lend responsibly in the first place coming after families for even more money that they don™t have.
· SB 1178 does NOT apply to œcash-out refinances, unless the money was used to improve the home and it doesn™t apply to HELOCs.

The Correct Way to Get the Lead Out

U.S. EPA regulations mandates remodelers working on pre-1978 homes to follow practices to minimize a resident’s exposure to lead hazards. Effective April 22, 2010 any homeowner that is aware their home was built prior to 1978 and the renovation will disturb painted surfaces, must hire an EPA Certified Firm.
The new regulation requires a firm to register their company and complete an eight hour training and certification course with an accredited trainer. The course instructs them on how to safely contain lead in a residence as it is being disturbed and therefore reduce the risk of exposure to the residents and workers.
Currently, renovators are required to obtain the signature of the homeowner after they’ve been given a “Renovate Right” brochure, which dually notes the facts of lead safety in the home and properly notifies them of the dangers.

51st Annual City of Torrance Armed Forces Parade

Yesterday marked the beginning of the festivities, however, the main event begins today at 1:30pm. The United States Coast Guard is the honored branch of the military this year. There will be military exhibits throughout the weekend. There is an extensive line up planned for the day. Come out and join the Torrance community for this time honored tradition.
